Trace and access insurance reports, step by step
When water escapes inside a home, the insurer wants to know three things: where the leak was, how it was found, and what had to be opened up to get to it. Many buildings policies include trace and access cover for exactly this, often with its own limit, and the claim goes through smoothly when the evidence is clear and complete.
Every survey we do is written up the same way. The report describes the symptoms and the systems tested, the methods used and why, the readings from the acoustic and tracer gas detectors, the thermal images and photographs of the leak once exposed, and the location marked on a simple plan. Where we have carried out the repair, before and after photographs of the pipe and the area opened are included.
Repair of the leak itself and the water damage it caused are usually dealt with under other parts of the policy, and the report separates the two so nothing is muddled. We are happy to speak to your claims handler or loss adjuster if they have questions about the findings.

From your first call to a leak you can see in the report
Call or WhatsApp with a few photos and a line about the symptoms. We ask a handful of questions, agree a fixed price and book the survey, usually for the same or the next day.
On arrival we pressure test the mains, hot water and heating, check the meter and test the escaping water, so we know what we are looking for before the detection starts.
Thermal imaging, the acoustic ground microphone and tracer gas are used as the pipework dictates until the leak is marked on the floor or wall.
You get a written report with readings, thermal images and photographs, ready for a trace and access claim. If you want the leak fixed, we open that one spot and repair it.

What is trace and access cover?

Does trace and access pay for the repair to the pipe?
Usually not. Trace and access covers finding the leak and the access work. The pipe repair and the damage caused by the water are dealt with under other sections of the policy, and our report keeps the two separate.
Do I need to tell my insurer before you come out?
It is sensible to let them know a leak is suspected and that you are arranging detection. Most insurers are happy for you to use a specialist of your choice; some prefer to appoint their own, so a quick call first avoids a dispute later.
